D’Agostino Cos. has tapped CBRE to handle another office leasing assignment, this time for a proposed development in the West Belt area of northwest Houston.
The company is planning to build The Offices at Sam Houston, a four-story, 113,000-square-foot tilt-wall building at Sam Houston Park Drive and Houston Oaks Drive. The property is along Beltway 8 between Texas 249 and U.S. 290.

It will not break ground until the property is 25 percent preleased, according to CBRE.

D’Agostino Cos. recently broke ground on a similar 120,000-square-foot building at Greenhouse at Park Row in the Energy Corridor. The same project team of Metzer Construction Co. and Browne McGregor Architects will also handle the latest project.

“D’Agostino Companies is excited about this project due to the demand for office space in this area, the property’s strategic location and the fact that very few developable land sites are available in this market,” Bryan D’Agostino said in an announcement.

Kristen Rabel, Steve Rocher and Parker Duffie with CBRE will represent the owner in the leasing.

It comes at a good time: Bryan D’Agostino says there are very few developable land sites in the area, but high office demand. CBRE’s Kristen Rabel, who’s handling leasing with colleagues Steve Rocher and Parker Duffie, says the location will benefit from an extreme shortage of availability nearby. Several large tenants have already expressed interested, and she expects the property will lease up to one or two of them.

The Offices at Sam Houston will sit on 4.3 acres and feature 28k SF floorplates. Metzger Construction and Browne McGregor Architects are the construction team. D’Agostino Cos has 25 projects in the Houston metro, but this is only its second development within the City of Houston. The other is Greenhouse at Park Row (rendered above), which broke ground Jan. 6. We’re noticing a little design theme here. (And both properties allow only three cars per rendered parking lot.)

Houston-based real estate firm D’Agostino Companies announced Jan. 27 a proposed four-story, 113,000-square-foot office property to be constructed at the corner of Sam Houston Park Drive and Houston Oaks Drive within Houston’s West Belt submarket.

The project, which will be called the Offices at Sam Houston, will not officially break ground until the property is 25 percent leased, according to officials with CBRE Group, the firm that will represent the owner in the leasing efforts. CBRE’s Kristen Rabel said interest in the project is already surfacing.

“We are confident [the project] will quickly attract tenants looking for great visibility and a minimal commute for their employees,” she said. “Not surprisingly, several large tenants have already expressed interest, and I expect that we will see it lease up to at least one or two of them.”

The project, located along Beltway 8 between Hwys. 249 and 290, will sit on 4.3 acres of land and will feature 28,000-square-foot floor plans. 

The Offices at Sam Houston will be D’Agostino Companies’ second commercial real estate development project in the Houston area. The company has developed and currently owns more than 25 projects in the area. 

“D’Agostino Companies is excited about this project due to the demand for office space in this area, the property’s strategic location and the fact that very few developable land sites are available in this market,” chief operating officer Bryan D’Agostino said in a statement.

Houston-based Metzger Construction Company was awarded the general contract to construct the building. Houston-based Browne McGregor Architects has been hired as the architect.

A new class-A office building is headed to Houston’s new West Belt submarket.
 
The Woodlands-based D’Agostino Cos. has proposed new office development The Offices at Sam Houston.
 
The development will be a four-story, 113,363-square-foot tilt-wall and glass office building on a 4.43-acre site at 10203 Sam Houston Park Dr., along Beltway 8 between Highways 249 and 290, according to a company statement.
 
The architect of record is Houston-based Browne McGregor Architects, and the general contractor is Houston-based Metzger Construction Co.
 
“D’Agostino Cos. is excited about this project due to the demand for office space in this area, the property’s strategic location and the fact that very few developable land sites are available in this market.” said Bryan D’Agostino of D’Agostino Cos. in a statement from Los Angeles-based CBRE Group Inc. (NYSE:CBG).
 
The West Belt submarket, with boundaries roughly along Beltway 8 from Clay Road to Highway 249, is a new submarket that CBRE’s Houston research group began recognizing in October. The area has grown as the Energy Corridor loses vacancy.

HOUSTON– D’Agostino Companies broke ground on a 120,000-square-foot new office development in Houston’s Energy Corridor.
Greenhouse at Park Row, is located at the intersection of Greenhouse Road and Park Row Boulevard, just east of the Grand Parkway. Currently, the project is 20% leased is slated for completion in October 2014.

“D’Agostino Companies is excited about this new development due to the location in the Energy Corridor, demand for this product type, and timing with both the market demand and the completion of the Grand Parkway nearing,” said Bryan D’Agostino.

Over three million square feet of office space is under construction in the Energy Corridor and it is one of the most active areas in Texas for new office construction.  A dozen new office projects are being developed in the Energy Corridor and dozens more are planned. Class A office vacancy in the Energy Corridor has been around 99% for over a year, as energy companies have been in expanding rapidly in recent years.

“West Houston is one of the strongest markets in Houston, and it continues to attract new tenants,” said Kristen Rabel, Senior Vice President with CBRE Group, Inc in Houston.

Rabel along with Steve Rocher and Parker Duffie with CBRE will oversee leasing for Greenhouse at Park Row.

Houston’s D’Agostino Cos. is developing the 120,000-square-foot tilt-wall and glass structure that’s expected to open by the end of October at 2051 S. Greenhouse. The building is going up on six-acre site at the intersection of Greenhouse Road and Park Row Boulevard, just north of Interstate 10 and east of the Grand Parkway. It will be called Greenhouse at Park Row.

Twenty percent of the project has been spoken for, leaving 93,194 square feet open for tenants. Kristen Rabel, Steve Rocher and Parker Duffie with CBRE are handling leasing. Houston-based Metzger Construction Co. is the general contractor, and Browne McGregor Architects is the designer.
